Yorkshire and the Humber

Building compliance in Yorkshire and the Humber, managed for you.

Yorkshire and the Humber covers the cities and towns of West and South Yorkshire, historic York, the wide rural area of North Yorkshire, and Hull, the East Riding and northern Lincolnshire around the Humber. Work ranges from new homes, conversions and rental property in the cities to extensions, rural buildings and commercial premises across the region.

We arrange qualified specialists for site work including air tightness and sound testing, EPCs, EICRs and fire risk assessments throughout the region. SAP and SBEM calculations, structural calculations, drainage design and building regulations drawings are prepared remotely from your drawings.

Local factors

What changes for projects in Yorkshire and the Humber.

These local rules and conditions affect what building control, the planning authority or the water company may ask for. We take them into account when we prepare your quotation.

Coal mining legacy in West and South Yorkshire

Bradford Council notes a legacy of past coal mining in its district, and Sheffield asks for a Coal Mining Risk Assessment where a new building or substantial extension is proposed in a Development High Risk Area. Shallow workings and old mine entries can change foundation design, so the structural calculations need to take the assessment into account.

Flood risk and drainage in Hull

Hull City Council states that 95% of the city is within Flood Zone 3a. Its sustainable drainage guidance asks major developments to limit surface water runoff, including a 50% reduction on previously developed sites, so drainage design and surveys of existing drains matter on Hull projects.

Yorkshire Water and Anglian Water

Yorkshire Water provides water and sewerage services across most of the region, while Anglian Water’s area begins at the Humber north of Grimsby. Yorkshire Water’s consent is needed before building over or within 3 metres of a public sewer, and it will not allow building over manholes or near pipes larger than 225mm or deeper than 3 metres.

HMO controls in Leeds

Leeds has an Article 4 direction covering areas including Headingley, Hyde Park and Woodhouse, Kirkstall, Chapel Allerton and Armley, where converting a house into an HMO needs planning permission. Letting an HMO also brings duties such as a fire risk assessment for common parts and regular electrical and gas safety checks.

Questions

Questions about projects in Yorkshire and the Humber.

Do you cover Leeds, Sheffield and the rest of Yorkshire?

Yes. We arrange specialists across Yorkshire and the Humber, including West and South Yorkshire, York and North Yorkshire, Hull and the East Riding, and North and North East Lincolnshire. Calculations and drawings are prepared remotely from your plans.

Does flood risk affect building work in Hull?

Usually it needs thinking about early. Most of Hull lies in Flood Zone 3a, and the council publishes guidance on sustainable drainage and surface water, so it helps to have the drainage design in hand before applications go in.

Do new homes in Yorkshire need the 110 litre water standard?

Yorkshire Water’s area is not classed as seriously water stressed in the Environment Agency’s 2021 classification, but Anglian Water’s main area, which reaches south of the Humber, is. The 110 litre limit applies only where your planning permission sets it, so we check the conditions before the water efficiency calculation.

Is my area a radon Affected Area?

Some parts of the region are, including areas of Leeds. A radon report for the site through the British Geological Survey’s GeoReports service shows whether new buildings and extensions need basic or full protection, and we reflect that in the drawings.

Guidance on this page refers to England. What applies depends on the site, the building and the work, and your quotation confirms it. Approval and completion decisions remain with your building control body.
