Gas safety checks
Annual landlord gas safety checks by Gas Safe registered engineers, with the record you must keep.

Electrical & gas
An EICR inspects and tests the fixed wiring in a property and reports on its condition, with each observation coded by urgency.
Private landlords in England must have the electrical installation inspected and tested at least every five years by a qualified person, give tenants a copy of the report, and put right anything the report says needs attention. Social landlords have had the same duty for new tenancies since 1 December 2025; for existing social tenancies, the inspection had to be done before 1 November 2026. Social landlords must also have electrical equipment they provide checked at least every five years.
Many commercial owners and managing agents ask for periodic reports on a similar cycle.
Your written quotation confirms the exact scope, what is included and any limits for your building.
An EICR stating whether the installation is satisfactory, with every observation coded, and a plain-English summary of what to do next.
Sent as a PDF for your records. We can send copies to tenants or agents on request.
Our reports support your duties as owner, landlord or responsible person. They do not replace those duties.
Send what you have. Missing details will not stop an enquiry; we will tell you anything still needed.
C1 means danger present, C2 potentially dangerous, C3 improvement recommended, and FI further investigation needed. C1, C2 or FI make the report unsatisfactory.
Someone needs to give access. Power will be off for parts of the visit, so we agree timing in advance.
Where both are needed we can coordinate them. List both in your enquiry.
