Electrical installation condition reports (EICR)
Periodic inspection and testing of fixed wiring, with a coded report on its condition.

Electrical & gas
Available for any landlord, office, shop or site that needs it. We arrange inspection and testing of portable electrical equipment, at intervals set by the type of equipment and how it is used, with a record of every item checked.
The law requires electrical equipment used at work to be maintained to prevent danger. It does not set a testing interval, and HSE calls the idea that every appliance in a low-risk setting needs a test every year a myth. How often an item needs a visual inspection or a full test depends on what it is and where it is used: HSE’s example is that a power tool on a construction site needs checking more often than a lamp in a hotel bedroom.
No law requires private landlords to carry out PAT testing, but government guidance says landlords must make sure any appliances they supply, such as cookers and kettles, are safe, and testing is a practical way to show this. Social landlords must have the electrical equipment they provide checked by a qualified person at least every five years.
Not every appliance needs an annual test. Many items in low-risk settings need only user checks and visual inspection between tests, so we agree the scope with you rather than testing everything by default.
Your written quotation confirms the exact scope, what is included and any limits for your building.
An equipment register listing every item inspected or tested, with results, any failures, and a recommended date for the next check.
Sent as a PDF for your records. We can send copies to tenants or agents on request.
Our reports support your duties as owner, landlord or responsible person. They do not replace those duties.
Send what you have. Missing details will not stop an enquiry; we will tell you anything still needed.
No. There is no fixed legal interval. The right frequency depends on the type of equipment and how it is used, and much equipment in low-risk settings needs only visual checks between tests.
Private landlords are not legally required to, but they must make sure any appliances they supply are safe, and testing is a common way to show this. Social landlords must have equipment they provide checked at least every five years.
