Testing & commissioning

Air tightness testing

A registered air tightness tester measures how much air leaks through the building fabric and compares it with the target in your energy calculation, then issues the certificate building control needs.

When you need it

New homes in England are air tested before completion, and many new commercial buildings are too. The measured result replaces the design figure in the energy calculation, so a poor result can affect the SAP or SBEM outcome as well as the test itself.

Booking early matters. Most delays come from a building that is not ready on the day, so we send a readiness checklist before the visit.

What is included

Included

  • Readiness checklist sent before the visit
  • Pressure test to the recognised method for the building type
  • Test report and certificate for building control
  • Result passed to your SAP or SBEM assessor

Priced separately

  • Leakage diagnostics after a failed test
  • Sealing or remedial work
  • Retests
  • Ventilation airflow testing, which is a separate test

Your written quotation confirms the exact scope, what is included and any limits for your building.

What you receive

A report showing the measured air permeability against the design target, and a certificate you can pass to building control. If we also carry out your SAP, the result goes straight into the as-built calculation.

Sent as a PDF. We can send it to your building control body or agent on request.

Our reports and testing support the compliance process. Approval and completion decisions remain with your building control body: the local authority, a registered building control approver, or the Building Safety Regulator for higher-risk buildings.

How to prepare

  • Address, plot numbers and number of units
  • Floor plans and the design air permeability target
  • Windows, doors and loft hatches fitted and closable
  • Service penetrations sealed and drainage traps filled
  • Mains power and safe access on the day
  • Your target completion date

Send what you have. Missing details will not stop an enquiry; we will tell you anything still needed.

Questions

What happens if the building fails?

The report shows the result. We can help find the leakage paths so they can be sealed before a retest. Diagnostics and retests are priced separately.

Is this the same as ventilation testing?

No. Air tightness measures unwanted leakage through the fabric. Ventilation testing measures airflow through fans and vents. New homes usually need both.

Can several plots be tested on one visit?

Often, if they are ready at the same time. List the plots in your enquiry and the quotation will show the arrangement.
