East Midlands

Building compliance in the East Midlands, managed for you.

Projects in the East Midlands range from extensions and HMO conversions in Nottingham, Leicester and Derby to new homes and commercial premises across Derbyshire, Nottinghamshire, Leicestershire, Lincolnshire, Northamptonshire and Rutland. Radon, coal mining legacy and water stress all affect parts of the region, and each can change what building control or planning asks for.

We arrange testing, surveys, EPCs and fire safety checks on site with qualified specialists across the region. SAP and water calculations, structural calculations and Building Regulations drawings are prepared remotely from your drawings, so the desk work is not tied to the site location.

Local factors

What changes for projects in the East Midlands.

These local rules and conditions affect what building control, the planning authority or the water company may ask for. We take them into account when we prepare your quotation.

Radon in Northamptonshire and Derbyshire

Radon potential is raised over the Jurassic ironstones of Northamptonshire and the Carboniferous limestones of Derbyshire, and Derbyshire Dales is a designated radon Affected Area. New buildings, extensions and conversions in higher radon areas may need basic or full radon protection under Approved Document C and BRE BR 211.

East Midlands coalfields

Shallow coal lies around Chesterfield and Bolsover, east of Belper towards Ilkeston, and around Swadlincote, where the South Derbyshire coalfield runs into Leicestershire, and the Coal Authority has recorded mine entries and shallow workings in Newark and Sherwood. Most planning applications in the Development High Risk Area need a Coal Mining Risk Assessment, and its findings shape foundation and structural design.

Severn Trent, Anglian Water and water stress

Severn Trent serves much of the region, and Anglian Water supplies Lincolnshire, Northamptonshire, Rutland and parts of Nottinghamshire. The Environment Agency’s 2021 classification puts both companies’ areas here in serious water stress, which gives councils grounds to set the optional 110 litre per person per day standard for new homes.

Questions

Questions about projects in the East Midlands.

Do you cover Nottingham, Leicester and Derby?

Yes. We arrange and coordinate qualified specialists for work across the East Midlands, including Nottingham, Leicester, Derby, Lincoln, Northampton, Chesterfield, Mansfield and Loughborough, and rural Derbyshire, Lincolnshire and Rutland.

Is my site on the coalfield?

Parts of Derbyshire, Nottinghamshire and Leicestershire lie on coalfields. The Mining Remediation Authority, formerly the Coal Authority, publishes a map showing whether a site is in the Development High Risk Area.

Do I need radon protection in Northamptonshire or Derbyshire?

Possibly. Both counties have areas of raised radon potential, and a radon report for the site shows whether new building work needs basic or full protection under Approved Document C.

Does the 110 litre water target apply to my new home?

Only where your planning permission requires it. The Severn Trent and Anglian Water areas are classed as seriously water stressed, so East Midlands councils may set it, and the 125 litre limit applies to all new homes.

Guidance on this page refers to England. What applies depends on the site, the building and the work, and your quotation confirms it. Approval and completion decisions remain with your building control body.
