When you need it

Part A of the Building Regulations requires a building to carry its loads safely to the ground without excessive movement. Building control asks for calculations when you remove a load-bearing wall, form a new opening, convert a loft, extend or build new. The calculations size the beams, posts, lintels, connections and foundations involved.

Calculations are needed before work starts, so steel can be ordered and details shown on the drawings. Where the existing structure is unclear, some opening up may be needed to confirm what is there.

What is included

Included

  • Review of drawings, photographs and the existing structure
  • Design calculations for beams, posts, lintels and padstones
  • Foundation sizing where new loads are added
  • Sketch details for the builder and fabricator
  • Responses to building control queries on the calculations

Priced separately

  • Site investigation or trial pits
  • Party wall notices and agreements
  • Temporary works design
  • Redesign after changes made on site

Your written quotation confirms the exact scope, what is included and any limits for your building.

What you receive

A calculation package with sketch details, prepared by a structural engineer, for building control and your builder.

Sent as a PDF. We can send it to your building control body or agent on request.

Our reports and testing support the compliance process. Approval and completion decisions remain with your building control body: the local authority, a registered building control approver, or the Building Safety Regulator for higher-risk buildings.

How to prepare

  • Existing and proposed plans and sections
  • Photographs of the area affected
  • What sits above and below: floors, roof and walls
  • Any previous structural reports or calculations
  • Soil or trial pit information, if you have it

Send what you have. Missing details will not stop an enquiry; we will tell you anything still needed.

Questions

Do I need calculations to remove a wall?

If the wall is load-bearing, yes. Building control will want to see how the loads are carried once it is removed.

Will a site visit be needed?

Not always. Simple openings can often be designed from drawings and photographs; older or altered buildings usually need a visit.

Do calculations deal with the party wall?

No. Party wall notices are a separate legal process under the Party Wall etc. Act 1996, independent of Building Regulations approval.
