Electrical installation condition reports (EICR)
Periodic inspection and testing of fixed wiring, with a coded report on its condition.

Electrical & gas
We arrange annual landlord gas safety checks by Gas Safe registered engineers. Each gas appliance and flue you provide is checked, and you receive the gas safety record you must keep and give to your tenants.
Landlords must have every gas appliance and flue they provide checked for safety by a Gas Safe registered engineer within 12 months of installation, and then at intervals of no more than 12 months. Before a new tenancy starts, the last check must have been done within the previous year.
Give existing tenants a copy of the record within 28 days of the check, and new tenants a copy before they move in. Keep each record until two further checks have been carried out.
A check can be done up to two months before it is due and still be treated as done on the due date, so you keep the same anniversary each year.
Your written quotation confirms the exact scope, what is included and any limits for your building.
A landlord gas safety record listing each appliance and flue checked, the engineer’s name, registration number and signature, the date, and any defects found and action taken.
Sent as a PDF for your records. We can send copies to tenants or agents on request.
Our reports support your duties as owner, landlord or responsible person. They do not replace those duties.
Send what you have. Missing details will not stop an enquiry; we will tell you anything still needed.
Yes. A check done in the two months before the due date is treated as done on the due date, so your anniversary stays the same.
No. The safety check confirms that appliances and flues are safe to use. Servicing is maintenance and is priced separately, although landlords also have a duty to keep gas appliances and flues in a safe condition.
The tenant is responsible for checking and maintaining an appliance they own. The landlord remains responsible for the pipework that serves it.
