When you need it

BREEAM is a voluntary rating scheme run by BRE, often required through planning conditions or by funders and tenants. Ratings run from Pass through Good, Very Good and Excellent to Outstanding. Assessments are carried out by a licensed BREEAM assessor and certified by BRE Global at design stage and post-construction stage.

Starting early matters. BRE advises registering as early as possible, and early design decisions affect which credits are achievable.

What is included

Included

  • Pre-assessment to show a realistic route to the target rating
  • Project registration through a licensed BREEAM assessor
  • Credit tracking and evidence requests to the design team
  • Design stage assessment submitted for certification
  • Post-construction stage assessment submitted for certification

Priced separately

  • Specialist studies some credits need, such as ecology, acoustic or daylight reports
  • Any fees the scheme operator charges for registration and certification
  • Design changes needed to reach credits
  • Energy modelling beyond what the assessment needs

Your written quotation confirms the exact scope, what is included and any limits for your building.

What you receive

A pre-assessment report at the start, then design stage and post-construction stage assessments submitted to BRE for certification of the rating.

Sent as a PDF. We can send it to your building control body or agent on request.

Our reports and testing support the compliance process. Approval and completion decisions remain with your building control body: the local authority, a registered building control approver, or the Building Safety Regulator for higher-risk buildings.

How to prepare

  • The target rating and where it comes from: planning condition, funder or client
  • Site address and building type
  • Drawings and the current specification
  • Design team contacts
  • Project programme with key dates

Send what you have. Missing details will not stop an enquiry; we will tell you anything still needed.

Questions

Can the rating be guaranteed?

No. The pre-assessment shows a realistic route, but the final rating depends on the evidence and certification by BRE.

When should we start?

As early as possible. Registration should happen early, and some credits depend on actions at the start of design.

Is BREEAM a Building Regulations requirement?

No. It is a voluntary scheme, but a planning condition can make a rating a requirement for your project.
