When you need it

A sustainability statement is a planning document, not a Building Regulations one. Local planning authorities set out what supporting information they usually need in a local validation list, and many ask for a sustainability statement for larger schemes. What it covers depends on the authority’s local plan policies.

Checking the validation list before you apply helps avoid an application being held up for missing information.

What is included

Included

  • Review of the local plan policies and validation requirements that apply
  • Statement covering energy, water, materials and waste
  • Other topics the policies require, drawing on the design team’s information
  • Commitments set out clearly so they can be carried into the design

Priced separately

  • Detailed energy statements where the authority wants a separate report
  • BREEAM assessment
  • Daylight, ecology, flood risk or transport reports by other specialists
  • Work to discharge later planning conditions

Your written quotation confirms the exact scope, what is included and any limits for your building.

What you receive

A sustainability statement for submission with the planning application, showing how the scheme responds to each relevant policy.

Sent as a PDF. We can send it to your building control body or agent on request.

Our reports and testing support the compliance process. Approval and completion decisions remain with your building control body: the local authority, a registered building control approver, or the Building Safety Regulator for higher-risk buildings.

How to prepare

  • Site address and the local planning authority
  • Plans, elevations and a description of the scheme
  • Planned heating, water and drainage approach, if known
  • Other reports already prepared for the application
  • Any pre-application advice or officer comments

Send what you have. Missing details will not stop an enquiry; we will tell you anything still needed.

Questions

Is a sustainability statement the same as an energy statement?

No. An energy statement focuses on energy and carbon. A sustainability statement covers wider topics and may summarise the energy strategy.

Do small schemes need one?

It depends on the local planning authority. Some ask only for larger schemes, so we check the validation list for your site.
