Air tightness testing
Pressure testing to measure air leakage against the design target, with a certificate for building control.

Energy & performance calculations
An accredited energy assessor models a new non-domestic building with SBEM or other approved software to compare it with the Part L targets. You receive a design-stage BRUKL report before work starts and an as-built BRUKL report at completion.
Part L asks for a new non-domestic building’s primary energy and emission rates to be no worse than targets set by a notional building of the same size and shape. These are calculated under the National Calculation Methodology using SBEM or other approved software, and the design figures go to building control before work starts. Some extensions to non-domestic buildings also need a model, depending on the work; we confirm this when we scope the job.
The calculation is updated at completion with the tested air permeability and any changes made on site. The Future Buildings Standard updates come into force on 24 March 2027, subject to transitional arrangements, and the BRUKL report remains the compliance output under the new edition.
Your written quotation confirms the exact scope, what is included and any limits for your building.
A design-stage BRUKL report for building control before work starts, and an as-built BRUKL report at completion showing the building rates against the targets.
Sent as a PDF. We can send it to your building control body or agent on request.
Our reports and testing support the compliance process. Approval and completion decisions remain with your building control body: the local authority, a registered building control approver, or the Building Safety Regulator for higher-risk buildings.
Send what you have. Missing details will not stop an enquiry; we will tell you anything still needed.
SAP is used for dwellings. SBEM, or other approved software under the National Calculation Methodology, is used for buildings other than dwellings.
The Building Regulations UK Part L compliance report. It sets out the target and building rates and the key specification, and building control uses it to check the calculation.
It comes into force on 24 March 2027. It does not usually apply where the building control application or notice was given before that date and work starts before 24 March 2028, with different dates for higher-risk buildings. We confirm which standard applies when we scope the job.
