Air conditioning inspections (TM44)
Inspections of air conditioning systems with an effective rated output over 12 kW, at least every five years, as the regulations require.

Energy certificates
We arrange a non-domestic Energy Performance Certificate for commercial premises, carried out by an accredited non-domestic energy assessor. The EPC and its recommendation report are lodged on the government register.
You need an EPC when you sell or let commercial premises, when a new building is finished, and when a building is altered to create more or fewer separately occupied units and the work adds or extends heating, air conditioning or mechanical ventilation. Some buildings are exempt, including certain temporary buildings, places of worship and detached buildings under 50 square metres, so check before you order.
Privately rented commercial premises must reach at least band E, including existing lettings since 1 April 2023, unless a valid exemption is registered on the PRS Exemptions Register. In June 2026 the government announced that rented buildings over 1,000 square metres will need band B from 2031 where cost effective, but this needs new legislation and is not yet law.
Premises over 500 square metres that are frequently visited by the public must display their EPC where one has been produced.
Your written quotation confirms the exact scope, what is included and any limits for your building.
A non-domestic EPC showing the building’s energy rating, with a recommendation report, both lodged on the government register. You receive copies for buyers, tenants and your records.
Sent as a PDF for your records. We can send copies to tenants or agents on request.
Our reports support your duties as owner, landlord or responsible person. They do not replace those duties.
Send what you have. Missing details will not stop an enquiry; we will tell you anything still needed.
At least band E, unless a valid exemption is registered. A higher standard for larger buildings has been announced but is not yet law.
They help the assessor work accurately. If you have none, the assessor measures on site; a full measured survey is a separate service.
No. An EPC rates the building itself and is needed for sale, letting or construction. A DEC shows actual energy use and applies to larger buildings occupied by public authorities and frequently visited by the public.
