Lease plans

A qualified surveyor measures the property and prepares lease plans to HM Land Registry requirements, showing the extent of the lease clearly at each floor level, ready for your solicitor to attach to the lease.

When you need it

A lease of more than seven years must be registered at HM Land Registry, and the plan attached to it must let the registry identify the property on the Ordnance Survey map. A plan that does not meet the registry’s requirements may be rejected, which delays registration.

A lease extension often reuses the plan from the original lease. If that plan is missing, inaccurate or does not meet current requirements, your solicitor may ask for a new one.

What is included

Included

  • Site measurement of the property and any included areas, such as a garden, parking space or store
  • Location plan at a stated metric scale, with a bar scale and north point
  • Floor plans showing the extent at each level, clearly edged or coloured
  • Measurements in metres where dimensions are shown
  • PDF files for your solicitor

Priced separately

  • Legal advice or drafting the lease, which your solicitor handles
  • Revisions after the plans are agreed
  • Measured surveys for design work

Your written quotation confirms the exact scope, what is included and any limits for your building.

What you receive

Lease plans as PDF at a stated scale, with a north point and the extent of the property clearly marked at each floor level, prepared to HM Land Registry requirements.

Sent as a PDF. We can send it to your building control body or agent on request.

Our reports and testing support the compliance process. Approval and completion decisions remain with your building control body: the local authority, a registered building control approver, or the Building Safety Regulator for higher-risk buildings.

How to prepare

  • Address and the title number, if known
  • The existing lease and plan, if there is one
  • What the lease includes, such as parking, gardens or stores
  • Access to the property and any areas to be shown
  • Your solicitor’s contact details

Send what you have. Missing details will not stop an enquiry; we will tell you anything still needed.

Questions

What does HM Land Registry need on a lease plan?

A stated metric scale with a bar scale, a north point, enough surrounding detail to locate the property on the Ordnance Survey map, and the extent shown clearly at each floor level. Plans marked “for identification only” may be rejected.

Can my estate agent’s floor plan be used?

Usually not. Marketing floor plans do not normally show a stated scale, a north point or the extent in a form HM Land Registry accepts.

Who signs the plan?

HM Land Registry guidance says the landlord must sign the plan to the lease. Your solicitor arranges this.
