Surveys & plans
A qualified surveyor measures the property and produces clear floor plans with room dimensions and total floor area, for sales, lettings and marketing, with the measurement basis stated.
Floor plans are not a legal requirement for selling or letting, but buyers and tenants expect them. Under consumer protection law, a property listing must not give false information or mislead buyers and tenants, so room sizes and floor areas need to be accurate.
RICS expects its members to measure using either IPMS: All Buildings or its Code of measuring practice. The surveyor measures to a recognised basis and states it on each plan.
Your written quotation confirms the exact scope, what is included and any limits for your building.
A floor plan for each level showing rooms, dimensions and total floor area, with the measurement basis stated, as PDF and image files.
Sent as a PDF. We can send it to your building control body or agent on request.
Our reports and testing support the compliance process. Approval and completion decisions remain with your building control body: the local authority, a registered building control approver, or the Building Safety Regulator for higher-risk buildings.
Send what you have. Missing details will not stop an enquiry; we will tell you anything still needed.
No. But if one is used, the information on it must not mislead buyers or tenants.
Not usually. Lease plans must meet HM Land Registry requirements, such as a stated scale and a north point. We prepare lease plans as a separate service.
Both can be shown. Tell us what your agent prefers.
