Ventilation design

A qualified ventilation engineer designs the ventilation strategy and system for your building so it is set up to meet Part F before work starts. You receive a design with flow rates, equipment and vent positions that installers and building control can follow.

When you need it

Part F requires adequate ventilation for the people in a building. New homes need a system suited to how airtight they will be, such as background ventilators with extract fans, continuous mechanical extract, or mechanical supply and extract with heat recovery. Work on existing homes, such as replacing windows or adding rooms, should not leave ventilation worse than before.

Mechanical ventilation in new homes is airflow tested before completion, and the design flow rates are the target the installer works to. A new edition of Approved Document F volume 1 applies from 24 March 2027 with the Future Homes Standard, subject to transitional arrangements, so we confirm which edition applies when we scope the job.

What is included

Included

  • Review of drawings, specification and air permeability target
  • Ventilation strategy suited to the building
  • Extract and supply flow rates for each room
  • Equipment selection, duct routes and vent positions
  • Background ventilator areas where needed

Priced separately

  • Supply and installation
  • Commissioning and airflow testing
  • Overheating (Part O) assessment
  • Redesign after layout changes

Your written quotation confirms the exact scope, what is included and any limits for your building.

What you receive

A ventilation design setting out the strategy, room by room flow rates, and a layout of equipment, ducts and vents, ready for building control and your installer.

Sent as a PDF. We can send it to your building control body or agent on request.

Our reports and testing support the compliance process. Approval and completion decisions remain with your building control body: the local authority, a registered building control approver, or the Building Safety Regulator for higher-risk buildings.

How to prepare

  • Plans, sections and elevations
  • Air permeability target from the energy calculation
  • Room uses, including kitchens, bathrooms and utility rooms
  • Preferred system type, if any
  • Ceiling void and riser space available for ducts
  • Heating system details

Send what you have. Missing details will not stop an enquiry; we will tell you anything still needed.

Questions

Which system does my new home need?

It depends mainly on how airtight the home will be and its layout. We recommend a strategy at design stage, while it can still be coordinated with the energy calculation.

Is this the same as ventilation testing?

No. Design sets the flow rates and layout. Testing measures what the installed system delivers at completion and is a separate service.

Does the Future Homes Standard change ventilation?

Approved Document F volume 1 has a new edition that applies from 24 March 2027, subject to transitional arrangements. Which edition applies depends on your project dates.
