Regularisation support

We prepare a regularisation application for building work carried out without Building Regulations approval, and coordinate the inspections, opening up and evidence the authority asks for. You end up with a submitted application and a clear picture of any further work needed.

When you need it

If building work went ahead without a building notice, a full plans application or the required notice, the owner can apply for a regularisation certificate. The application goes to the local authority, never to a registered building control approver; for higher-risk buildings it goes to the Building Safety Regulator. Only work carried out on or after 11 November 1985 can be regularised.

The work is judged against the regulations that applied when it was carried out. The authority can ask for work to be opened up, tested or sampled, and can require further work before it issues a certificate. Approval is not guaranteed.

A sale is a common trigger, when the buyer’s solicitor asks for certificates that do not exist.

What is included

Included

  • Plans of the work as built and of any further work needed
  • Application prepared and submitted to the authority

  • Summary of any further work the authority requires

Your written quotation confirms the exact scope, what is included and any limits for your building.

What you receive

A regularisation application submitted to the authority with plans and supporting evidence. If the authority is satisfied that the work meets the requirements, it issues a regularisation certificate to the owner.

Sent as a PDF. We can send it to your building control body or agent on request.

Our reports and testing support the compliance process. Approval and completion decisions remain with your building control body: the local authority, a registered building control approver, or the Building Safety Regulator for higher-risk buildings.

How to prepare

  • Address and a description of the work
  • Approximate date the work was carried out
  • Any drawings, photographs or invoices from the time
  • Certificates you hold, such as electrical or gas
  • Any letters from the local authority
  • Whether a sale or remortgage is pending

Send what you have. Missing details will not stop an enquiry; we will tell you anything still needed.

Questions

Can a registered building control approver regularise work?

No. Regularisation applications go to the local authority, or to the Building Safety Regulator for higher-risk buildings.

Will finished work have to be opened up?

Possibly. The authority can ask for work to be opened up so it can be inspected, tested or sampled.

Is approval guaranteed?

No. The authority decides, and it may require further work first.

What about work done before 11 November 1985?

Regularisation does not cover it. Tell us the dates and we will explain the options.
