Energy & performance calculations

Part L evidence support

An accredited energy assessor sets out which details need photographing as a new home is built and reviews the photographs against the design. We collect them and assemble the evidence that goes with the completion-stage BREL report.

When you need it

For new homes, building control can accept the completion figures from the BREL report together with photographic evidence of compliance. Approved Document L asks for photographs of key details, such as insulation continuity and junctions, taken before they are covered up. Once a detail is plastered over, the chance to record it has gone.

The photographs are taken by the site team as work progresses. A clear schedule at the start, and regular checks of what has been sent, avoids gaps at completion.

What is included

Included

  • Photograph schedule for each home, based on the design and junction details
  • Briefing for the site team on what to capture and when
  • Review of submitted photographs against the design, with gaps flagged
  • Evidence pack and completion-stage BREL report, issued with the as-built SAP

Priced separately

  • As-built SAP calculation, where it is not already part of your SAP service
  • Air tightness testing
  • Site visits to take photographs on your behalf
  • Remedial work where details were not built as designed

Your written quotation confirms the exact scope, what is included and any limits for your building.

What you receive

A photographic evidence pack for each home and the completion-stage BREL report, ready to give to building control and the owner.

Sent as a PDF. We can send it to your building control body or agent on request.

Our reports and testing support the compliance process. Approval and completion decisions remain with your building control body: the local authority, a registered building control approver, or the Building Safety Regulator for higher-risk buildings.

How to prepare

  • Design-stage SAP report and BREL report
  • Junction details and wall, floor and roof build-ups
  • Build programme with key stages
  • A named site contact for photographs
  • Phone or camera with location, date and time recording switched on

Send what you have. Missing details will not stop an enquiry; we will tell you anything still needed.

Questions

What is a BREL report?

The Building Regulations England Part L compliance report. It is produced from SAP at design stage and again at completion, and sets out the targets, the home’s results and its specification.

Who takes the photographs?

Usually the builder’s site team, as each stage is built. We tell them what is needed and check the photographs as they come in.

What if a detail was covered before it was photographed?

Tell us early. Building control decides what further evidence it will accept, which may include opening up.
