Fire safety
A qualified fire door inspector checks fire doors, frames, seals, glazing and closers, records the condition of each door and lists the repairs needed, so the responsible person has a clear record of the checks.
Since 23 January 2023, in residential buildings with a top storey over 11 metres, the responsible person must check communal fire doors and their self-closers at least every three months, and use best endeavours to check flat entrance doors at least every 12 months. Records of the checks should be kept.
In every building with two or more homes and common parts, residents must be told why fire doors matter and how to report faults. In other premises the Fire Safety Order still requires fire doors to be maintained in good repair, and your fire risk assessment should say how often to check them.
Government guidance says routine checks can be done by caretakers or managing agents with suitable instruction. A specialist inspection is useful as a baseline, after repairs, or where doors are old or their history is unknown.
Your written quotation confirms the exact scope, what is included and any limits for your building.
A door-by-door inspection report recording the condition of each door and the action needed, plus a list of doors that could not be accessed, which you can keep as your record of checks.
Sent as a PDF for your records. We can send copies to tenants or agents on request.
Our reports support your duties as owner, landlord or responsible person. They do not replace those duties.

Yes. Government guidance says caretakers, managing agents and maintenance staff can carry out the checks with suitable instruction, because they are visual. A specialist inspection can sit alongside them as a baseline or after repairs.
The duty for flat entrance doors is to use best endeavours. Record each attempt and any refusal; the guidance asks responsible persons to keep that record.
The three-monthly and yearly checks do not apply, but fire doors must still be maintained under the Fire Safety Order and residents must still receive fire door information. Your fire risk assessment should set how often doors are checked.
